What a Water Leak Actually Tells You

A leaking unit is usually a drainage problem, not a dying one. The indoor coil pulls moisture out of warm air, that moisture drains away through a small line, and when anything blocks that path the water has nowhere to go but out.

The good news is that most leaks are cheap to fix. Caught early, you're looking at a cleared drain and a service, not a replacement.

Why an Aircon Unit Leaks Water

Causes run from trivial to serious, so we list them cheapest first:

Blocked condensate drain

Dirty filter or coil

Cracked or rusted drain pan

Bad install level

Refrigerant loss

How it works

Split System Checks You Can Do First

A few minutes of checking tells you a lot. Switch the unit off at the wall first, because a leaking system with power running through wet components is a genuine hazard.

Then work through three things:

  1. 1

    Check the filter

Slide it out and hold it to the light. If it's grey and matted, clean it and see if the drip stops.

  2. 2

Look at the outdoor drain point

If water used to trickle from the pipe outside and now doesn't, the line is blocked.

  3. 3

    Feel for ice

Open the front panel and look at the coil. Ice means leave it off to thaw and call us.

If the drip continues after a clean filter and a thaw, stop there. Further poking around risks damage and voided warranties.

When a Leak Points to Bigger Cooling Trouble

Some leaks are symptoms of a system in real trouble. Watch for these combinations:

Water plus weak airflow

Water plus warm air from the vents

Water plus ice reforming after a thaw

Age matters too. A rusted pan on a unit from the 60s-to-80s upgrade era is often the first sign of a bigger spend. If replacement makes more sense, we'll say so and quote both paths, with interest-free Humm finance available for larger jobs.

One special case. Evaporative units use water by design, so a wet roof or ceiling under one isn't always a fault. But a saturated pad, an overflowing sump or a stuck water feed still needs attention, especially before summer.

Questions

Leaking Air Conditioner Questions, Answered

Why is water dripping from my indoor unit?

Almost always a blocked condensate drain or a clogged filter making the coil ice over, and both are common in Enfield's older brick homes where dust from established gardens builds up fast.

Is a leaking air conditioner an emergency?

It becomes one when water reaches plaster, wiring or floorboards, so if the drip is spreading during a heatwave, call us and our 24/7 emergency availability covers urgent cases.

Can a leaking unit damage my ceiling?

Yes, because a ducted unit or a drain running through the roof space can soak plaster slowly for weeks before a stain appears, which turns a small repair into a rebuild.

How do I stop the leak coming back?

An annual air conditioning cleaning keeps the drain line and coil clear, and we recommend a pre-summer service, especially for homes near Enfield Plaza where traffic dust settles on outdoor units.
